Advising the client on the scheme comprising of provision of 2,550 new homes, including both private units and a mix of affordable tenures, including replacement housing for existing tenants, a new state-of-the-art. leisure centre, a school, a church, and a new medical facility.
The application process has involved extensive consultation with a range of stakeholders and local residents. Concerns related to potential amenity impacts to neighbouring properties were mitigated by working with the relevant consultants. We advised the applicant in relation to viability and undertook detailed modelling to demonstrate that the scheme need not be supported by GLA grant funding which would have only been available had a ballot been undertaken in accordance with GLA guidance published after the decision to pursue the regeneration project had been taken. Montagu Evans, through their in-house heritage expertise, was able to assist the project to successfully resist a request by the 20th Century Society to have one of the existing properties on the site listed.
Planning permission was granted with the completion of the scheme estimated in 2035.
